(330) 294-6854Talk to a lender before you fall in love with a house. Once you know what you can borrow and what the monthly payment actually looks like, every other decision gets easier. From there we take it in order with you. We cover what to look at during showings, how an offer gets written, what the inspection and appraisal are really for, and what each signature commits you to.
Fresh paint, clean carpet, and fixing the things a buyer’s inspector is going to find anyway are usually money well spent. A full kitchen remodel right before you list usually is not. We walk the house with you room by room and tell you what buyers in your price range around here expect and what they will not pay extra for. If something is not worth doing, we say so. You can leave it alone and price for it instead.
You run the real numbers, not the ones in the listing description. That is where our management arm comes in. CRPM manages rentals under the same ownership, so the people checking your rent assumptions, turnover costs and repair estimates do it for a living. We tell you what comparable units on that street have actually rented for, and in Akron those numbers can change block by block. If a deal does not work, you are going to hear it from us. We would rather lose a closing than put you in a bad property.
You get explanations, not just paperwork slid across the table. Our whole approach is helping you understand what you are signing and why. You should be making a confident decision, not a nervous one. Katie Middendorf is our principal broker and Mark Miller is the Managing Broker. You are working with people who know the real differences between Bath, Copley and Montrose, and who usually know the agent, lender or inspector on the other side of your deal.
Both. If you are buying a building for your business, selling one you have outgrown, or looking at a small mixed-use property with apartments over a storefront, that is work we do. Commercial moves differently than a house sale. Leases already in place, zoning, the condition of the roof and mechanicals, and how a lender views the income all carry more weight. The approach is the same either way. We explain what each document does and what it commits you to before you sign it.
